2023 report

2023 milestones

The BEOSphere means being transparent and communicating on an equal footing. We celebrate our successes together, because it is only by having strong partners at our side that we can overcome the current challenges and shape a promising future.

High-quality new additions to the BEOS portfolio: “VoltAir” in Berlin and the “Lindberghstrasse” life science property in Munich.

Transaction volume of 780 million euros achieved

  • Six acquisitions were made at five locations across Germany, particularly in the fast-growing life science real estate segment.
  • First purchase for “Rodolphe”: the joint fund between the Swiss Life Group and the Norwegian sovereign wealth fund aims to invest in high-quality and sustainable office properties in Paris and Berlin. The first acquisition is “VoltAir”, located in the heart of Berlin.
  • The investment phase for “Corporate Real Estate Fund Germany IV” was completed with the acquisition of a life science property in Munich.

Flagship projects for urban districts: “Zeughof”, “BERLIN DECKS” and “FRANKFURT WESTSIDE”.

Continued strong focus on growth and sustainability

  • Changes and reappointments on the Executive Board: Holger Matheis has been the new CEO of Swiss Life Asset Managers Germany since 1 July 2023. He will be succeeded by Hendrik Staiger, who will assume the role of Spokesperson for the Executive Board. As of 1 January 2024, Matthias Schmidt will complete the four-member Executive Board and will be responsible for the areas of Development, Construction and Locations in Berlin and Hamburg.
  • Following the sale of two construction sites to a data centre operator, an important milestone has been reached as regards the ESG goals for “FRANKFURT WESTSIDE”: in future, the waste heat from the data centres will be used to heat the entire district. This means that no fossil fuels will be used.
  • With an order volume of EUR 100 million, BEOS has signed a construction contract for the “BERLIN DECKS”; this means that all the construction sites on the district development have been commissioned.
  • The “Zeughof” in Berlin-Kreuzberg continues to grow: the acquisition of a neighbouring property was a strategically important step in expanding the district site.
  • Milestone for our sustainability goals: this year, we were able to cross the important threshold of having 100 000 square metres of space for “fair tenants” in our portfolio. As part of this concept, low-cost existing space is allocated to social, ecological and cultural users.

Scope Award 2024: BEOS is named best asset manager in the “Real Estate Specialist” category.

Awards and other milestones

  • BEOS was named best asset manager in the “Real Estate Specialist” category at the prestigious “Scope Awards 2024”. The successful “BEOS Corporate Real Estate Funds” series features a diverse mix of tenants, a collaborative approach and a unique “think ahead” strategy, which helps our partners prepare for a self-determined future.
  • In addition, BEOS has won other renowned awards, including the B!WRD Project Developer Award for the factory building in the “Rheinhöfen” and the German Design Award for the BEOS REPORT 2022. In addition, six of our products have been awarded a “Green Star” GRESB rating.
  • After a five-year break, the BEOS FORUM took place again, where we presented our BEOSphere corporate approach to the more than 130 guests in attendance.
  • Together with Fraunhofer IAO and other partners, the Future District Alliance was launched with the aim of researching sustainable district developments for climate-neutral cities.
  • A number of anniversaries were celebrated: BEREM celebrated its 10th anniversary, as did the BEOS location in Munich. The “Carlswerk” and the Rhine-Ruhr location were even able to toast their 15th anniversary.
