To complement the successful “BEOS Corporate Real Estate Fund” series with portfolios consisting of stabilised core properties, the “BEOS Value Investment Fund Germany I” was launched in 2016. As a repositioning fund, it enables a select group of investors to enter the corporate real estate value chain earlier. At the end of 2019, the sale of the “Technologiezentrum Karlspark” in Karlsruhe, which was acquired in a sale-and-lease-back transaction, led to the initial conclusion of a comprehensive repositioning following the implementation of a new management concept and several new leases. In 2022, a second equity tranche was collected from existing investors, which almost doubled the fund volume. Such developments, especially in challenging times, testify to the great confidence of our investors and are based on many years of partnership and collaboration.

BEOS acquires 20,000 square metres of Schaeffler site in Langen near Frankfurt

At the end of 2023, BEOS acquired a commercial site from Schaeffler Automotive Aftermarket GmbH & Co. KG in Langen near Frankfurt am Main. The 20,000-square-metre plot is divided into 9,500 square metres of storage and 4,500 square metres of office space.

Schaeffler’s Automotive Aftermarket spare parts division moved its global aftermarket headquarters from Langen to Frankfurt in 2022.

New acquisition for “BVIFG I”: BEOS acquires space from Illig Maschinenbau

The 15,000-square-metre plot comprises a total of approximately 21,000 square metres of manufacturing, office, service and storage space distributed throughout several buildings.

Following this transaction, BEOS has now acquired a second property in the district of Heilbronn – a site in Leingarten was already transferred to the same fund in 2021.

BEOS has achieved a significant rental success by letting around 15,000 square metres of commercial space to thyssenkrupp Automotive Body Solutions GmbH. The company has been renting 10,200 square metres of existing space on a long-term lease since September 2023 on the site measuring 26,000 square metres in Leingarten, Baden-Württemberg.

Following completion in the first half of 2024, thyssenkrupp will also move into a warehouse and production hall measuring approximately 5,000 square metres that is still under construction on the same site, directly adjacent to the existing building.
