“Swiss Life Real Estate Funds (Lux) S.A., SICAV-SIF – ESG European Industrial & Logistics”, launched jointly with Swiss Life Asset Managers in 2020, focuses on high-quality industrial and logistics properties in Europe and is aimed at both institutional clients in Germany and international investors. Megatrends such as e-commerce, urban logistics, Industry 4.0 and deglobalisation offer high growth potential. The portfolio has grown to 20 properties since it was launched – around 90 percent were purchased off-market and acquired as part of a Europe-wide cooperation with other Swiss Life Asset Managers vehicles. The pan-European collaboration and joint presence with other Swiss Life Asset Managers vehicles allowed the fund to exploit additional acquisition opportunities. Another property is in the project development phase. The project will be developed for a tenant from the life science sector and will be their new headquarters. The fund is mainly invested in Germany, followed by Austria, France and the Netherlands, and aims to achieve further growth in its European target markets. The fund is an Article 8 fund under the SFDR (Sustainable Finance Disclosure Regulation) and has an ESG strategy focusing on carbon intensity, climate risks and governance.
